To qualify for an FHA loan, you'll need to meet FHA requirements, including an acceptable credit score and a debt-to-income ratio of less than 43%.
The property must adhere to FHA loan limits, which differ by county. As of 2025, these limits range from $524,225 - $1,209,750 for single-family homes (one unit), $671,200 - $1,548,975 for two units, $811,275 - $1,872,225 for three units and $1,008,300 - $2,326,875 for four units.
If your down payment is less than 10%, FHA mortgage insurance remains in effect for the entire life of the loan. If you make a down payment of at least 10%, you will only need to pay mortgage insurance for the first 11 years of the loan.
